What we actually find in Wiregrass homes

The same handful of items show up on inspection after inspection across the Greater Dothan area. Here is the real data from thousands of local inspections, so you can prep a listing, coach a seller, and set a buyer's expectations before anyone opens the report.

The most common findings

Share of local homes where each item turned up. Percentages are rates across our inspections, not counts.

89%Moisture in the crawl space (of homes that have a crawl space). Often a vapor-barrier or grading fix, not structural.
83%Outlets missing modern GFCI shock protection. Quick, inexpensive electrician fix.
83%Attic insulation below today's R-38 target. Comfort and energy, rarely urgent.
71%Smoke or carbon-monoxide alarms that need updating. Cheap, and a real safety item.
55%Water heater near the end of its normal life. Worth flagging so it is not a surprise.
40%Bath exhaust fan not vented to the exterior. Simple correction, prevents attic moisture.
38%HVAC system near the end of its service life. Budget item for the buyer to plan around.
30%Garage-to-house door missing a self-closer. Small hardware fix, code-recognized safety item.

Fix these before you list

Handle the cheap safety and electrical items up front and they never become the buyer's leverage. Most cost very little:

Set expectations early

A long report is normal and does not mean a home is in bad shape. It means the inspector did the job. Buyers who know that going in stay calm, focus on safety and real cost, and keep the deal on track.

Read it fairly by age

Older homes met the code of their day. R-30 attic insulation was standard once, so "below R-38" is context, not a defect. GFCI protection is different: it is a safety item regardless of a home's age.
