Bigger homes take longer to inspect, so they cost a little more. We use three tiers, set by living-area square footage. The price you see on the table is what you pay, no mileage or trip fees stacked on top.

A standard home inspection in Dothan starts at $450 for our Essential bundle on a home up to 1,500 sq ft. Protected starts at $675 and adds a same-day report, the HOME Report 5-year repair forecast, the moisture and mold-risk screening, and six months of Cornerstone Club. Complete starts at $950 and adds one post-repair reinspection visit with the repairs filed as proof, a 30-minute report review call before closing, and a full year of Cornerstone Club. Larger homes are priced by square-footage tier (see the table above).
Florida has additional licensing, insurance, and continuing-education requirements compared to Alabama and Georgia, so a flat $25 surcharge applies to every bundle on Florida properties. Our Wind Mitigation and 4-Point inspections are Florida-only add-ons (each $150) that most carriers require for homes over 25 years old.
The deposit is $50 and locks your inspection slot. Cancel or reschedule more than 24 hours before your inspection and the deposit is fully refundable. Inside 24 hours, the deposit is non-refundable regardless of whether you paid the deposit only or the full balance upfront. Any balance already paid is refunded inside 24 hours.

The HOME Report and preliminary screenings come with Protected and Complete; the post-repair reinspection comes with Complete only. If you book Essential, you can still add the HOME Report ($99 member rate) or a post-repair reinspection ($200) afterward inside Cornerstone Club, but upgrading your bundle before inspection day is the better deal.
Every Cornerstone inspection includes a 9-system visual evaluation (roof, foundation, attic, interior, kitchens/baths, plumbing, electrical, HVAC, safety), photos and plain-language notes, the InterNACHI $25,000 Honor Guarantee, and entry into Cornerstone Club (3 months for Essential, 6 months for Protected, 12 months for Complete) which includes Pocket Inspector texting, seasonal maintenance tips, and a DIY home-ownership library.
We do not charge mileage, trip fees, fuel surcharges, or report fees.
Most inspections take 3 hours for homes up to 4,500 sq ft and 3.5 hours for Estate homes (4,500-7,500 sq ft). We offer two daily start times: 8 AM and 1 PM. If you are attending the walkthrough portion, we recommend arriving 2.5 hours after the inspector starts (3 hours for Estate homes), which is when the on-site walkthrough begins.
Essential: within 24 hours of inspection completion.
Protected and Complete: by midnight on inspection day, usually much sooner.
Same-day delivery matters because most real estate due-diligence windows are 7 to 14 days. A 24-hour delay eats a full day of negotiation room.
