Every inspection includes these nine systems.

Kitchens & bathrooms

  • Built-in appliances run through a normal cycle
  • Sinks, faucets, drains, supply shut-offs
  • Tubs, showers, toilets, exhaust fans
  • Visible water damage around fixtures

Plumbing

  • Visible supply and waste piping
  • Water heater age, capacity, condition
  • Functional water pressure and drainage
  • Main shut-off and water service entry

Electrical

  • Main panel and visible branch wiring
  • Service entry, grounding, bonding
  • Representative outlets, switches, GFCI/AFCI
  • Visible safety concerns (double-taps, overheating, etc.)

HVAC (heating & cooling)

  • Furnace / air handler / heat pump operation
  • AC condenser and refrigerant line condition
  • Ductwork (accessible portions), filter, vents
  • Estimated system age and apparent condition

Safety & general observations

  • Garage door auto-reverse, fire separation
  • Handrails and guardrails
  • Trip hazards, lighting, egress windows
  • Anything that struck the inspector as off

Why it matters

Moisture & mold-risk screening Protected & Complete bundles $300 value

Water intrusion and elevated moisture are the primary causes of mold growth. We use thermal imaging, moisture meters, a visual evaluation, and certified lab-verified air sampling inside and outside your home to identify areas of concern.

What the screening adds

  • Lab-verified air sampling indoors and outdoors, collected on-site and sent for certified analysis, with the indoor coverage scaled to the size of your home
Why we sample outside too
An indoor reading only means something next to a baseline. The outdoor control tells us what's normal for your area that day, so an elevated indoor result is measured against reality, not a guess.
What it doesn't do
Thermal reads surface temperature differences, not X-ray. Heavy insulation can mask issues. Doesn't substitute for a remediation protocol.
Results timing
Your inspection report arrives the same day. The lab result comes back separately, usually 3 to 5 business days, and we text you the moment it's in.

Indoor air quality screening Add-on from $350

A lab analysis of what is actually floating in the air inside the home. An air sample is collected during your inspection and sent to a certified lab, alongside the mold samples if you have a screening bundle.

Who it's for
Buyers with allergies or asthma in the family, a home that smells musty or smoky, or a home with a history of water damage. Most buyers do not need it, and we will tell you so.
What it catches
Airborne particulates the eye cannot see: fibers, combustion byproducts, and other dust that points at a ventilation, filtration, or moisture problem.
Price
Scales with the size of the home, because a bigger home needs more air sampled. From $350 on a home up to 1,500 sq ft. Your exact price shows on the quote page once you enter the address.
What it doesn't do
It is a screening, not a full indoor-air-quality assessment. It tells you what is in the air, not which appliance or material put it there.
Results timing
Your inspection report arrives the same day. The lab result comes back separately, usually 3 to 5 business days, and we text you the moment it's in.
If something flags
Report recommends an indoor air-quality specialist, and the Pro Network gets you a member rate.

What Complete adds.

On top of Protected, Complete adds a guaranteed post-repair return visit and a full year of Cornerstone Club. Your reinspection findings live in Cornerstone Club next to your reports.

After you negotiate repairs and the seller does the work, we come back and verify they actually finished it, correctly. The findings live in Cornerstone Club next to your other reports.

What's included
One return visit per inspection, covering the items on your negotiated repair list, scheduled before closing or within 60 days of the inspection, in a standard route slot. Need a second visit? $200 flat.
What we check
Every item on the negotiated repair list. Each one is verified with photos. If something was patched instead of repaired, we say so.
How to schedule
Text us once the seller's work is done and we'll book the next open slot on that inspector's route, usually within a couple of business days.
Why it matters
Most buyers never verify. Sellers know that. Verified repairs hold value at resale; un-verified ones often have to be redone within a year.

Report review call Complete bundle $99 value

Thirty minutes with a senior inspector, by video or phone, going through the report page by page. Ask anything. Leave knowing what matters, what doesn't, and what to do first.

What you get
A scheduled call within a few days of your report. A senior inspector pulls up the report with you, walks the findings in order of what matters, and answers your questions.
Why it matters
A report is a list. A conversation is a plan. Buyers who talk it through negotiate better and worry less, and out-of-town buyers get the walkthrough they couldn't attend.
Timing
Included with Complete. Book it from your Cornerstone Club once the report is released. Most calls happen within two to three days, well inside your inspection contingency.

$150 for shed/shop/barn-style buildings. Buildings with full living quarters are priced by their own size, the same six bands as the house ($450 to $1,000).
When you'd add it
Property has a detached structure you'll actually use or rent out, or a small building with power or water in it. Simple sheds up to 300 sq ft with neither are already included in every bundle: we walk in, look, and photograph.

The same systems-based report scope (structure, electrical, plumbing where present), in a separate report section.

Pool inspection

A walk-through of the pool, equipment, surround, and safety features.

Pricing
$75 add-on. Available on every bundle.
When you'd add it
Home has a pool and you want documented condition of the pump, filter, heater, controls, and surface.
What comes back
Equipment age and condition, evidence of leaks or repairs, surface and deck issues, safety-fence check.

Moisture and mold-risk screening In Protected and Complete

Lab-verified air samples inside and outside the home, read alongside thermal imaging and moisture meter readings.

Pricing
$300 to $750 depending on home size, because a bigger house needs more canisters. Included at no charge on Protected and Complete, so this price only applies on Essential.
When you'd add it
The home has a history of leaks, a musty smell, a crawlspace you can't see all of, or anyone moving in has asthma or allergies.
What comes back
Spore counts against the outdoor control sample, the conditions in the house that feed growth, and a remediation partner if the numbers come back high.

Indoor air quality screening

A lab analysis of what is actually in the air inside the home, collected during your inspection.

Pricing
$350 to $800 depending on home size. $250 to $550 when you add it alongside the moisture and mold-risk screening, since one trip collects both sets of canisters.

A focused report on roof, electrical, plumbing, and HVAC. Most Florida insurers require it for homes over ~25 years old before they'll write a policy.
